Description

Job Overview:

We are seeking a reliable and responsible Property/Building Caretaker to manage the daily maintenance, cleanliness, and administrative needs of our property. The ideal candidate will ensure the building is well-kept, all facilities are operating efficiently, and tenants receive timely assistance. This role also includes responsibilities for rent collection and assisting with room viewings for prospective tenants.
Key Responsibilities:
• Maintenance & Cleanliness
o Oversee and perform routine maintenance and repairs (plumbing, electrical, HVAC, etc.)
o Conduct daily inspections and address any maintenance issues promptly.
o Ensure common areas such as corridors, staircases, and outdoor spaces are clean and orderly.
o Maintain an inventory of cleaning and repair materials; request replenishment as needed.
• Tenant Coordination
o Serve as the primary on-site contact for tenants regarding maintenance or facility concerns.
o Address tenant complaints and service requests in a professional and timely manner.
o Enforce building rules and regulations.
• Rent Collection
o Collect monthly rent from tenants and issue receipts.
o Maintain accurate records of rent payments and outstanding dues.
o Coordinate with the accounts/management team for rent-related reporting.
• Room Viewing and Occupancy
o Assist with room showings and provide basic information to prospective tenants.
o Ensure rooms are presentable for viewings and move-ins.
o Support the check-in and check-out process, including room inspections.
• Reporting & Administration
o Maintain a daily logbook/report for maintenance and activities.
o Prepare reports on building condition, incidents, or required upgrades.
o Coordinate with external vendors or contractors for specialized repair work.

Requirements:
• Experience in property/building maintenance or facility management.
• Basic knowledge of electrical, plumbing, and general repair work.
• Good organizational and communication skills.
• Ability to manage tenants professionally and resolve issues efficiently.
• Trustworthy and responsible in handling cash and tenant interactions.
• Physically fit and willing to perform hands-on tasks.
